Chett Roach's Story

Read how Live Love Homes Agent, Julie Launsby, helped her client, Chett sell his Charlotte condo from thousands of miles away.

Why did you decide to sell?

I wasn't living in North Carolina at the time and was using my 2 bedroom, 2 bathroom Charlotte condo as a rental property for several years.

I finally decided it was time to sell this property and buy my new primary residence in the state I was living in. The market was where I wanted it to be in order to sell and the timing just seemed to line up perfectly.

Why Live Love Homes Agent, Julie Launsby?

It was really important to me that my Realtor was able to make good judgments while being thousands of miles away from me.

I actually interviewed 3 different agents and Julie was clearly the one who had the best judgment and I felt like she would be able to make the best decisions about upgrades, pricing, and marketing.

Her expertise was central to what I was looking for and I felt like she would help me get the most return on my investment.

How did Julie prepare your home to sell?

I hadn't seen the property in years so I really wasn't sure what repairs or renovations were needed. Julie was quickly able to prioritize the repairs and select a great contractor. So from day one, she was helping me prepare.

As far as marketing goes, the property sold with a full price offer in cash before it even hit the market and before we could schedule the professional photography. Julie actually connected me with a buyer through one of the neighbors which is just a reflection of her high-quality personal interactions.

What was the best part of your selling experience?

The best part was definitely the way that Julie treated me. She was extremely responsive and committed to the outcome we had discussed. She worked tirelessly to help us coordinate renovations and improvements from a distance.

I would say the other best part was that I received a full-price cash offer before it even hit the market!

Were there stressful moments or things you were concerned about?

I think it's always a bit stressful to sell a property in a state that you aren't physically living in. So I anticipated being stressed but Julie was very much in command the whole time and made it as easy as possible. It was a straightforward and well-handled sale.

I would say finding the contractor to do the repairs needed was the most stressful part but Julie was excellent and used her network to coordinate outstanding, quality folks for the jobs.

Chett's advice for you:

My advice is to hire someone who has command and understanding of the market at the price point of the home you’re selling. I've hired agents who were good and knowledgeable in one category and not the other. Julie really understood the Charlotte market and the property I was selling.

Also, you better like the person you work with and trust their judgment because you will be working together and communicating A LOT. I find it hard to belive that there's anyone out there that Julie wouldn't be able to work or connect with and get them the same results that I was able to achieve.
